Welcome Agents from KW Southwest, KW Signature and KW Houston Central!

We're excited to announce that our core services are now being offered at no charge to real estate agents associated with the three market centers: Keller Williams SW, Signature, and Houston Central. These services are designed to guarantee that all your transactional documentation meets rigorous compliance standards, regardless of whether you're representing a seller, buyer, tenant, or landlord. For listings, our complimentary services also include MLS listing assistance, including scheduling photoshoot via Good Karrot, photo uploads, and captioning for each key room photo. Register your transactions now!  

Listing Compliance

  • Receiving signed listing agreements to start the service. 

  • Drafting the MLS listing into HAR with property description. (must be reviewed by the agent - once approved, the agent must activate it.)

  • Scheduling photos with Good Karrot only

  • Uploading the photos on the MLS listing and adding captions. (best photos of each room type)

  • Listing compliance. If the TC finds that a document is missing, they will fill it out and send it for signatures. Documents must be approved by the agent.

  • Contract compliance once a listing is under contract.  

  • Requesting CDA.

***Below are not included   

  • Drafting the listing agreements.

  • Receiving contract offers and summarizing offers for the seller and agent to review.

  • Scheduling photoshoots with other photo company. 

  • Communicating with the title company, lender and/or any third parties. Agents will need to follow up directly with involved parties if there are any issues with document signing. Our communication will primarily be with agents and their clients (sellers or buyers) to facilitate document completion when necessary.  

  • Any changes to the MLS after the draft has been approved by the agent and the property has been made active, including status changes, price changes, or open house updates.

***Upon submission of a signed listing agreement, your MLS listing will be prepared within 48 hours. If your listing is not due immediately, we will ensure your MLS is ready one week before the anticipated activation date.

***The executed contract must be submitted to us no later than 7 days prior to the scheduled closing date.

***Should you wish to get the All Inclusive package (TC communication with all involved parties and drafting of documents included), the fee for this service is $285. (To initiate the process, a deposit of $80 is required.)

***The remaining fee shall be collected after closing. This remaining fee can be reflected on your DA or paid via our website.

Buyer Compliance

  • Receiving the signed buyer's agreement to start the service. 

  • Will receive executed contracts only and review the documents for required and conditionally required documents for compliance

  • If the TC finds that a document is missing, they will fill it out and send it for signatures. All prepared documents must be approved by the agents before sending out for signatures)

  • Requesting CDA.

***Below are not included   

  • Drafting your buyer representation documents. 

  • Making offers and amendments to contracts (part of the contract, therefore not included) 

  • Communicating with the title company or any third parties (including not requesting earnest money and option fee receipt).

***The executed contract must be submitted to us no later than 7 days prior to the
scheduled closing date.

***Should you wish to get the Buyer's Contract Package (TC communication with all involved parties and drafting of documents included), the fee for this service is $189. (To initiate the process, a deposit of $50 is required.)

***The remaining fee shall be collected after closing. This remaining fee can be reflected on your DA or paid via our website.

Landlord's Lease Compliance

  • Receiving the signed lease listing agreement.

  • Drafting the MLS listing into HAR with property description. (must be reviewed by the agent - once approved, the agent must activate it.)

  • Scheduling photos with Good Karrot only

  • Uploading the photos on the MLS listing and adding captions. (best photos of each room type)

  • Listing compliance. If the TC finds that a document is missing, they will fill it out and send it for signatures. Documents must be approved by the agent.

  • Lease agreement compliance once listing is under contract. If the TC finds that a document is missing, they will fill it out and send it for signatures. Documents must be approved by the agent.

  • Requesting CDA.

***Below are not included   

  • Drafting listing agreement. 

  • Drafting the lease agreement between the landlord and tenant. 

  • Providing instructions to the tenant's agent and/or applicants.   

  • Communicating and negotiating with the tenants/tenants' agents.

  • Any changes to the MLS after the draft has been approved by the agent and the property has been made active, including status changes, price changes, or open house updates.

***Upon submission of a signed listing agreement, your MLS listing will be prepared within 48 hours. If your listing is not due immediately, we will ensure your MLS is ready one week before the anticipated activation date.

***If you wish to avail The our TC Communicating Service, it will be an extra fee of $80 and must be paid upfront. â€‹

  • Sending the application form via esignature tool. 

  • Reviewing all documents for compliance. If the TC finds that a document is missing, TCs will fill it out and send it out for signatures via the esignature tool with a message.

  • Requesting CDA.

***Below are not included   

  • Drafting the tenant representation agreement. 

  • Drafting the lease agreement between the landlord and tenant. 

  • Sending the application to the landlord/listing agent. 

  • Communicating and negotiating with the landlord must be done by the agent.
